All prices below are for 7 night stays. The percentages below are for shorter stays:

2 nights: 60%

3 nights: 70%

4 nights: 80%

5 nights: 85%

6 nights: 90%

7 night bookings are returning to be our standard length of stay, however 6 night bookings with 24+ hours between your booking and the previous guest can be arranged. Outside of peak weeks arrival days other than Thursday and Friday may be accommodated (with the exception of Sunday arrivals), please contact us if this is of interest to you.

Unfortunately we cannot accept babies & toddlers in Primrose. We can only accept children aged over 7 years old in Stream as Juniper Cottage is below. Juniper & Coachman’s babies in arms only (less than a year old).  Stream and Juniper are available to book together to sleep 6 people (an adult aged 18+ must stay overnight in each cottage).

Any discount offers are subject to availability and our terms and conditions of business and, if offered, only one discount can be redeemed per booking.

For all of the above payment methods, we can arrange for payment in installments if this would be beneficial for you. Please let us know if this is something that you would like as part of your booking – this would incur an additional £10 fee.

We have reduced our tariff to pre-pandemic pricing (2018/2019 prices). This is in consideration of the continued rising of utility/food/fuel prices and the large impact these are having on guests. 

Electricity is charged at a reduced cost, 25p/unit as of 1st October 2022. We will be maintaining this reduced charge of 25p/unit despite the increasing cost of electricity bills. Meters are read on arrival & departure. The pricing tariff reflects that the cost of electricity is not included; this has been done to keep the cost of holidays down for our guests by only charging for what is used. This allows guests to have more control over their holiday cost and not pay for more than necessary.

We are continuing to maintain Covid safety for our guests and our team. This is primarily the continued use of bedding packs (rather than beds being made by ourselves) and the booking system for the swimming pool.

Towels provided by our laundry service are now included with all bookings. These will be in the cottage ready for your arrival; these cannot be used in the swimming pool.

Use of the indoor heated pool is free of charge. A booking system is in use to enable guests to enjoy the full space available during their swim. Please note that we do not supply pool towels.

Tennis & table tennis are free of charge. We are currently providing table-top games within each cottage. Please note that unfortunately, these table-top games are unsuitable for children aged under 5 years old. There is an outdoor table tennis table available near the entrance to the swimming pool. A communal set of bats is available from the farmhouse front porch (brown stable door) – these need to be returned immediately after use.

Use of the communal washing machine is free of charge. There is a nominal charge of £1 for use of the tumble dryer. Access is by prior arrangement.

For breaks between November and March inclusive, the following discounts for electricity meter readings will apply to reduce cost to guests at the end of their stay:

Week breaks: £7.50 for a sleeps 2, £10 for a sleeps 4, £20 for a sleeps 6 cottage.

Short breaks (3/4 nights): £4 for a sleeps 2, £7.50 for a sleeps 4, £10 for a sleeps 6

1st basket of logs free of charge September-April, thereafter £10/basket where applicable.
