Pricing Tariff

All prices below are for 7 night stays and include VAT @ 20%. The percentages below are for shorter stays:

2 nights: 60%

3 nights: 70%

4 nights: 80%

5 nights: 85%

6 nights: 90%

Outside of peak weeks arrival days other than Thursday, Friday and Monday may be accommodated (with the exception of Sunday arrivals). Please contact us if this is of interest to you.

Unless Stream & Juniper are booked together for the same party of guests, we can only accept children aged over 7 years old in Stream due to the location of Juniper Cottage. Juniper & Primrose can only accept babies in arms only (less than a year old).  Stream and Juniper are available to book together to sleep 5 people + cot when an adult aged 18+ stays overnight in each cottage.

Any discount offers are subject to availability and our terms and conditions of business and, if offered, only one discount can be redeemed per booking.

For all of the above payment methods, we can arrange for payment in instalments if this would be beneficial for you. Please let us know if this is something that you would like as part of your booking – this would however incur an additional £10 fee due to increased banking fees.

We have reviewed our pricing tariff to be as affordable as possible for our guests. 

Towels provided by our laundry service can be hired with all bookings. If hired, the towels will be in the cottage ready for your arrival; these cannot be used in the swimming pool. We feel reintroducing the option to hire towels gives guests more control over the total cost of their holiday.

Use of the indoor heated pool is free of charge. A booking system is in use to enable guests to enjoy the full space available during their swim. Please note that we do not supply pool towels.

The Games Room has a pool table (40p/game), table tennis & football game. Each cottage has a key to the games room for access.

Tennis & the outdoor table tennis are free of charge. We are currently providing tabletop games within each cottage. Please note that unfortunately, these table-top games are unsuitable for children aged under 5 years old. There is an outdoor table tennis table available near the entrance to the swimming pool. There is a set of table tennis bats in each cottage. A spare set of bats is available from the farmhouse front porch (brown stable door) – these need to be returned immediately after use so are available for other guests to use, thank you.

Use of the communal washing machine is free of charge. There is a nominal charge of £1 for use of the tumble dryer. Access is by prior arrangement.

Electricity Usage

Electricity is charged at a reduced cost, 25p/unit including 5% VAT, after the relevant seasonal discount has been applied. We will be maintaining this reduced charge of 25p/unit throughout 2025 despite the increasing cost of electricity bills. Meters are read on arrival & departure. The pricing tariff reflects that the cost of electricity is possibly not fully included. This has been done to keep the cost of holidays down for our guests by only charging for what is used. This allows guests to have more control over their holiday costs and not pay for more than necessary.

The following discounts for electricity meter readings will apply to the full meter reading, based on average electricity usage, reduce costs to guests at the end of their stay:

Winter (Nov-March inclusive)

Week breaks: £40 for a sleeps 2, £80 for a sleeps 4, £120 for a sleeps 6 cottage.

Short breaks (2/3/4 nights): £20 for a sleeps 2, £40 for a sleeps 4, £60 for a sleeps 6

Shoulder Months (April/May and Sept/Oct)

Week breaks: £30 for a sleeps 2, £50 for a sleeps 4, £80 for a sleeps 6 cottage.

Short breaks (2/3/4 nights): £15 for a sleeps 2, £25 for a sleeps 4, £40 for a sleeps 6

Summer Months (June – August inclusive)

Week breaks: £20 for a sleeps 2, £40 for a sleeps 4, £60 for a sleeps 6 cottage.

Short breaks (3/4 nights): £10 for a sleeps 2, £20 for a sleeps 4, £30 for a sleeps 6

The amounts included in your holiday tariff have been calculated based on previous guests usage.

Rose, Stream & Coachmans Cottages also have log-burning stoves. The 1st basket of logs free of charge September-April, thereafter £10/basket where applicable.
